In the industrial district of Kohtla-Järve, which gave birth to the Estonian oil shale extracting and processing industry more than 100 years ago, the Kohtla-Järve Indutrial Park spreads out on 80 hectares.

The total industrial territory has more than 300 ha of land of which 80 ha belong to IVIA, and are fully developed into modern, sizable industrial plots.

In 2018, IVIA has carried out the construction of technical infrastructure: water supply, sewage, fiber-optic communication routes, on-site roads with street lighting. Later a gas pipeline was added.

Two electric substations with a capacity of 2 MW are on the territory of the industrial park, and the total capacity available is more than 25 MW.

It is possible to build a steam pipe (construction permit obtained).

Target clients of the industrial park are energy-intensive companies (gas, heat, power, steam). Viru Keemia Grupp, located next to the industrial park, provides excess energy generated in their technological processes.
