Ida-Viru Investment Agency (IVIA) is the developer and owner of 5 industrial parks in the region of Ida-Viru, Estonia.
We develop industrial areas in Jõhvi, Narva, Kohtla-Järve and Kiviõli – 300 hectares of plots are ready with modern infrastructure (communication lines, water & sewage, electricity, roads, etc).
Also, 1700 hectares are in development, which means a lot of room to grow your business.

Plots vary from 3 000 m2 to over than 50 000 m2, and should you need a bigger land plot, it is possible to combine, and premises can be built across plot lines.

Depending on the type of your activity, scale of the enterprise, need for technical resources and other parameters, one or another of our sites may be more suitable for you.

Narva Industrial Park
Narva industrial park is the largest of the IVIA projects.
Narva is the 3rd most populous city in Estonia.
Narva Industrial Park is suitable for companies that need a large amount of work force.
Jõhvi Business Park
Jõhvi Business Park is located along the Tallinn-Narva (E20) highway and is ideal for companies that want to establish a regional sales office, logistics center, service center or a smaller production unit in Ida-Viru County.
Kohtla-Järve Industrial Park
Kohtla-Järve Industrial Park is suitable for large-scale production companies that, among other things, have large energy needs. Several chemical companies are located in the area.
Kiviõli business park
Kiviõli Business Park is a 7 ha development project that is closest to Tallinn in terms of location. The distance from Tallinn by passenger train is approximately 50 minutes.
Which of the industrial parks is best suited for your project?
Prices
- The selling price of plots starts at 20 euros/m2, plus VAT.
- The price includes connection to all existing utilities (connection points at the border of the plots), except for connection to the electricity network.
- The cost of electricity connection depends on the allocated capacity and is paid separately to the grid company.
